Build the road to the traffic, not to a spec sheet
The single biggest cost decision on a road is base depth, and it should follow from what will drive on it. A ranch road carrying a pickup and an occasional stock trailer needs a fraction of what a route taking loaded trucks daily requires. Building both the same way means either wasting money or building something that fails.
So the first questions are what uses it, how heavy, and how often. From there the base depth and surface follow. On most rural routes the answer is a well-built caliche base with chip seal over it, enough road for the job at a cost that makes the project happen. Hot-mix asphalt earns its place where traffic is heavy and constant, or where a smooth sealed surface genuinely matters.
Width is the other decision people underestimate. A road too narrow for the vehicles using it gets driven off the edge, and the edges are the first thing to break down.
How a road gets built
Each stage exists because skipping it shows up later.
Clear & shape
Strip vegetation and topsoil, cut and fill to a consistent grade, and establish the crown or cross-fall that will drain the finished road.
Base
Caliche placed in lifts at the right moisture and compacted, to the depth the traffic calls for. This is the road; everything else is a wearing course.
Surface
Chip seal, hot-mix or a maintained caliche running surface, depending on traffic and budget. Plus shoulders, so the edges have something to lean on.
Road construction FAQs
How much does it cost to build a private road?
Length is only one input. Width, base depth, cut and fill, drainage structures, haul distance and surface choice all move the number substantially. A flat straight route over good ground costs a fraction of one crossing a draw. We walk the route and give a free itemized written estimate.
What surface should a ranch road have?
For most, chip seal over a properly built caliche base. It handles the loads, sheds water, kills the dust, and costs a fraction of hot-mix over distance, and when it wears you re-seal rather than replacing a surface course.
Do you handle drainage and culverts?
Yes. Crown, ditches, swales and crossings are part of the build, not an extra. A road without drainage holds water, water softens the base, and the road fails from underneath.
Can you rebuild a road that is already failing?
Yes. We assess whether the base is recoverable, sometimes regrading and re-surfacing is enough, sometimes sections need digging out and rebuilding. Repeated potholes in the same places, rutting along wheel paths and edges breaking away all point to base failure.
How wide should a road be?
Wide enough that the vehicles using it don't run the edges. Two-way traffic with trucks needs meaningfully more than a single-vehicle ranch track. Building narrow to save money usually costs more, because the edges break down.
