How often should a commercial lot be maintained?
As a general rhythm: sealcoat every two to three years, crack fill as cracks appear rather than on a fixed date, and restripe every one to two years. Lots with heavy traffic or full sun sit at the shorter end. The honest answer for your property comes from looking at it.
What does a maintenance program cost?
It depends on square footage, current condition, and how much repair is needed before preventative work makes sense. A lot in good condition costs very little to keep there. A neglected one needs repair first. We quote each element separately.
Can you work without closing our lot?
Almost always. We section the work so most of the lot stays open, and work nights or weekends where a business can't lose parking at all.
Is sealcoating actually worth it?
On a sound surface, yes. It's the cheapest thing that meaningfully extends pavement life, because it blocks the UV and water that do the damage. On a surface already cracked through or with a failing base it's the wrong spend; repair comes first.
