Sand and blowing grit are the other factor out here. They scour a sealed surface and work into open cracks, so crack filling on a regular cycle matters more in Winkler County than most places.

My lot is rutting where the trucks turn. Can it be repaired?

Usually yes. If the base underneath is still sound, we can mill out the rutted section, repair it and overlay. If the base has failed, which rutting often means. That area needs digging out and rebuilding, otherwise the same ruts come back. We'll cut a test hole and tell you which one you have before quoting.

Is chip seal tough enough for oilfield traffic?

Over a properly built base, yes. It's used for exactly this across the Basin. It won't give you the smooth finish of hot-mix, but it handles heavy loads well, costs far less over distance, and can be maintained and re-sealed in place.

How often should a lot out here be sealcoated?

Every few years, and sooner if the surface is exposed to constant sun and blowing sand. Sealcoating on a regular cycle plus prompt crack filling is what buys the second half of a surface's life. Letting cracks stay open is what shortens it.
